Here is what building a luxury home with KGN Homes looks like:
1. Design Consultation
We begin with a one-on-one consultation to talk through your vision and outline the steps ahead. After this meeting, you'll receive a design fee proposal. Once accepted, we begin shaping your new home.

Together, we’ll explore floor plans, layout options, facade styles and more all to suit your site and lifestyle.

3. Working Drawings & Documentation
Once your design is confirmed, we prepare detailed working drawings and submit all approvals and permits. This is also when engineering and structural details get locked in for anything architecturally ambitious in your design.

4. Selections & K Studio Appointments
You’ll have two key appointments: one focused on electrical and one for finishes and interiors with our in-house designer, Nikki. At K Studio, you’ll enjoy a coffee while choosing materials you can see, touch and feel in a curated, hands-on environment.

5. Construction Begins
Once approvals are through and selections are locked in, we start building. Your dedicated site manager runs regular site meetings so you can see the craftsmanship going into the home as it happens, not just at handover.

6. Handover & Aftercare
We walk you through every detail of your completed home and hand over the keys. At three months, we conduct a full inspection. Our warranty includes a three-month defect period, two-year non-structural warranty and 10-year structural guarantee.

See and touch every material before you commit.
K Studio is our in-house showroom in Noble Park. It is where the finish level of your home actually gets decided, in front of real samples rather than on a screen.
Nikki, our interior designer, takes you through electrical first, then finishes and interiors. Because the studio sits inside the same business as the build team, every selection is priced and buildable before it reaches site.

A luxury build with us is not a spec sheet with an "upgrade" column. Every home starts from a blank page at K Studio and is designed around your block, your brief and how your family actually uses a house.
What luxury means in practice
We use the word carefully. In a KGN home it means:
- A layout that earns its square metres. Every room has a reason to exist where it does. No dead corners, no rooms nobody uses.
- Materials chosen to last, not just to photograph well. Stone, joinery and glazing selected for how they wear over ten years, not ten weeks.
- Engineering that supports the design, not the other way around. Long spans, raked ceilings and big glazing openings are drawn up properly before they're priced.
- One team, start to finish. The people who design your home are the same business that builds it. Nothing gets handed off to a stranger halfway through.
What shapes the cost
Luxury builds vary more than any other build type, so we do not publish a single price. These are the things that actually move the number:
- Size and number of storeys
- Design complexity: long spans, cantilevers, raked ceilings, large format glazing
- Level of finish across joinery, stone, tiling, appliances and fixtures
- Ground conditions and site access
- Landscaping, pools and outdoor living scope
Under Victorian law any domestic building work over ten thousand dollars needs a major domestic building contract, and work over sixteen thousand dollars needs domestic building insurance. New homes must also meet the seven star minimum thermal performance standard that applied from 1 May 2024. We build these requirements into the quote rather than adding them later.
What you are covered by
Every KGN home comes with a three month defect period, a two year non-structural warranty and a ten year structural guarantee. We come back at the three month mark to inspect the home with you.
Most builds finish within eight to twelve months once approvals and selections are done. A more complex architectural design will run longer at the documentation and engineering stage, and we tell you that timeline honestly before you commit.

We deliberately take on a limited number of homes each year so the people who quote your job are the same people who run it.
